Cornwall the 21st. day of
January 1853
 

In the Name of God amen I Thomas Beard of the Borough of Bodmin in the County of Cornwall Ironmonger being of sound mind & memory Thanks to Almighty God for the same and knowing the uncertainty of this life Do hereby make my last Will and Testament in manner and form following First I recommend my Soul into the hand of God that gave it to me and my body to the earth to be decently Interred in such manner as to my Executrix hereinafter named shall seem meet & convenient
First I give and devise unto my daughter Mary Beard all my Fee simple Estates or Lands of Inheritance in the Borough of Bodmin aforesaid To have and To hold immediately from and after my decease unto the said Mary Beard and the heirs male of her body and in default of such Issue I give and devise the same to my Grandson Thomas Flamank & the Heirs Male of his Body and in default of such Issue from Thomas Then to the use and behoof of my Grandson John Flamank and the Heirs Male of his Body and in default of such Issue from John Then to the use and behoof of my Grandson Robert Flamank and Heirs Male of his body and in default of such Issue from Robert Then to the use and behoof of my right Heirs for ever Also I give and bequeath unto my said Daughter Mary Beard All my Messuage or Dwellinghouse with the Garden backlett and appurtenances thereunto belonging situate lying & being at Townsend within the said Borough of Bodmin And also one Field or close of Land at or adjoining to Opies Lane within the Borough of Bodmin aforesaid To have and To hold the said Messuage or Dwelling House & premises with the appurtenances and also the said field or close of land immediately from and after my decease unto the said Mary Beard her Executors administrators and Assigns for and during all the residue and remainder of the several term & number of years which Have therein to come and unexpired respectively And I give unto her all my right title & interest therein & thereto Lastly All the rest residue and remainder of my messuages & Tenements Goods chattels Estate and Effects whatsoever and where so ever both real & personal not herein & hereby before given and bequeathed I give and bequeath unto my Dear Wife Dennis Beard To have and To hold the same immediately from and after my decease for and during so many years as she the said Dennis Beard shall happen to live and to take the rents & profits thereof And from and after the death of the said Dennis Beard I give and bequeath the same unto my Dear Daughters Honor Flamank and Mary Beard to be equally divided between them And Hereby make and ordain my Wife Dennis Beard Sole Executrix of this my last Will and Testament hereby revoking all former Wills by me made In witness whereof I have hereunto sett my hand seal the thirtyeth day of November in the year of Our Lord one thousand seven hundred and sixty eight

The before written Will & Bond upon the Administration of the Goods & soforth of one Thomas Beard lately deceased granted to John Flamank Clk 17th Feb. 1784 the Grandson and one of the Legatees named in the said Will Dennis Beard the Executrix therein named dying before Probate & Honor Flamank the surviving residuary Legatee therein named being present in Court & first renouncing being first sworn &c Saving &c The Admor was sworn before the Revd. Mr. Edmd. Gilbert Clk Official & soforth.
